Sealcoating with Sealmaster Coal Tar Pavement Sealer

The Sealcoating processs involves applying a two coat application of coal tar emulsion directly to the surface of an asphalt pavement. This application protects asphalt surfaces from being damaged by moisture, road salt, oil, gas, ultraviolet rays, seasonal temperature fluctuations, and other harmful elements. Sealcoating, along with proper maintenance and repair, can reduce long-term costs for pavement owners. Unsealed pavement may require repairs starting with the second year, and could require a two-inch overlay of new pavement as often as every seven years. Over a 12-15 year period, the cost savings is over 50% if the pavement is regularly maintained.

Crack Sealing with Crack Master Crack Sealant

Crack Sealing is the process of applying a hot rubberized crack sealing material into a crack for the purpose of sealing the crack to prevent moisture penetration. Generally, cracks that are sealed are 3/8 inch or wider and spread throughout a parking lot. It is not feasible or practical to crack seal an area that is alligatored or contains a high crack density. Crack sealing is one of the most important things a customer can do as it prevents moisture from penetrating the pavement which can lead to potholes and deteriorating pavement.

Asphalt Repair - Surface Patches, Mill Patching & Full Depth Repairs

Asphalt Repair is the process of patching or repairing an area of pavement that is fractured or broken. Repairs can be done in the form of Surface Patching, which is a neatly squared off patch that is placed in the pothole and on top of the surrounding pavement and properly edge sealed. Another form of Asphalt Repair would be Mill Patching.  This is the process of using a mill machine to grind existing asphalt to the proper depth and replacing with hot mix asphalt, compacting to maximum density and properly sealing all edges.  A third form of Asphalt Repair would be a Full Depth Repair. This is when the area to be repaired is dug out with a backhoe, excavator or saw cut and dug out by hand, typically to the existing base.  Prior to paving, the base will be inspected for stability and re-stabilized if necessary.  Hot mix asphalt is then placed in lifts returning to meet the existing elevation. Edges/Seams should be edge sealed on full depth repairs to help prevent moisture penetration.

Asphalt Repair - Cold Patching

Another form or Asphalt Repair would be Cold Patching. Cold Patch is commonly used during the Winter months when asphalt plants are closed and potholes are unbearable. Cold Patch is considered a temporary patch and can only be placed directly in a hole that is ¾ inch or deeper. Cold patch can also be used when small holes begin to first appear on a parking lot.

Line Striping - Reproduced & New Layouts, ADA Compliant

Line Striping is the process of painting parking stalls on the parking lot, usually in the same pattern that was in place prior to the start of the project.  New Layout designs are optional to maximize parking spaces, change traffic patterns and/or identify areas that need to be reserved or other specialized identifications. Line Striping can be applied in a variety of colors but is typically striped in yellow or white. Handicaps can also be applied in variety of colors but are typically blue fields with white handicapped symbols.
